2008 Improvement Project

Background – Scott Valley Swimming & Tennis Club first opened its doors in 1972, adding the six-lane swimming pool in 1974. The Club’s pool is over 30 years old and requires significant repair. Because of changes to safety and health codes over the years the club cannot fix one thing without bringing everything else up to code. Therefore, the pool area must close for a period of approximately six months in order to replace all the decking, pipes and filtration systems, leaving only the shell of the pool intact. Members expressed that this required work represented a unique opportunity to address other improvements and modifications so that the Club could best meet the needs of the membership going into the next 30 years.
Current Status – Following many months of work which included soliciting input from the membership via focus groups and a survey, the Board of Directors presented the membership with different capital improvement options to address the club’s needs. In every step of the process toward presenting the plans for membership approval, the board used input from the membership to guide its actions. In addition, the board solicited and relied on the expertise of architect’s Noll & Tam; numerous professionals in the design field, including world renowned landscape architect Robert Royston who designed the club at its inception; and consultants in engineering and cost estimating. The board considered many options and weighed each against members’ wants and desires, always mindful of the need for practical, economical solutions. With the belief that these improvements best reflect the needs expressed by the membership, the Board of Directors is pleased to announce that on March 25th the membership approved Plan A with a 56% majority of proprietary membership votes. The scope of improvements will cost approximately $2,500,000 and include:
Pool and Equipment Renovation
Deck Replacement
Driveway and Lower Parking Lot Paving (required by city)
Expansion of Fitness Center
Construction of Café / Food Service Facility
Expansion of Pool Deck
Development of Picnic Area
Tennis Shade Structure
Tennis Court Repairs
Club House Renovation & New Furniture
Presuming we obtain a timely approval from the city, we expect to break ground this fall. Construction is expected to last approximately 6 months, beginning mid-September until March, 2009. The project will mean a disruption in some activities and programs, but we are currently in discussion with neighboring clubs to arrange for continued access to aquatics facilities for our members. The fitness equipment will be moved to the upper clubhouse. The tennis courts will remain available throughout construction, and court repairs will be staggered to ensure that some courts are always open.
The club improvements will require a $2,500 assessment of every membership and a $25 increase to the monthly dues. We will offer a choice of three payment options for the assessment:
- $2,500 billed September 1
- $1,300 billed September 1 & March 1
- $ 450 billed for 6 months starting September 1
The dues increase will become effective with the opening of the facility in 2009.
RESULTS OF THE CAPITAL IMPROVEMENT VOTE
The numbers below show the cumulative vote totals (Total Votes column) that were used to determine which plan(s) gained a majority approval. As stated on the ballot, a vote for any plan above the Base Plan was a vote for all plans beneath it. A vote for Plan A was also a vote for the Base Plan, a vote for Plan A + Deck Deck Expansion and Plan A and the Base Plan. We received 210 ballots from a possible 300 proprietary memberships. 56% of the voting membership approved the Base Plan and plan A.
